Diane is a Senior Associate in the residential property team. She undertakes a broad range of residential property work acting for buyers, sellers, landlords, tenants and developers.

She trained in Central London and has extensive experience relating to high-value London freeholds and flats, and country properties. Her move to Kent broadened this experience.

Experience

  • Freehold sale – a converted barn in a conservation area and a long history of uses and planning applications and involving several title numbers and a sliver of unregistered land.
  • Leasehold purchase – purchase of a new build on the coast with freehold and headleasehold titles and head lease and a management lease.
  • Adverse possession – probate sale with half of the garden registered to the original developer. Documents revealed that the parents of the executor had established in 2000 that they had ‘squatters rights’ and, in recognition of this, the development company agreed to transfer the land for their fees only. The transfer did not go ahead at the time due to family circumstances. When approached the development company who took over the original development company asked for a premium for the transfer so an application was made to the land registry for adverse possession and title absolute was granted.
